Pre-heat the oven to 350°F (176°C).
Blend all ingredients except for chocolate chips until smooth.
Add in chocolate chips and mix in by hand.
Add the mixture into a cupcake pan or a regular baking pan.
Bake at 350°F (176°C) for 15-17 minutes or until you can stick a toothpick into the cupcake and the toothpick comes out clean.
Let sit to cool completely to firm up.
